My Xbox one getting .77 mbps, roommate getting 50

Just recently moved in into a new apartment. I set up my Xbox one and connected to our router and am only getting a DL speed of .77 mbps. My NAT is stated as open. My roommate however, has his Xbox one only ten feet over from mine on the same floor and he is getting an avg of 50 mbps. It's a 4 person apartment and the router is upstairs, but i'm getting 94% wireless strength. We pay for 60 mbps. At my old apartment  my NAT was strict so i had to do some port forwarding to open it up. Understanding i'm now on a new router, i cleared all my advanced settings and set all 3 addresses to Automatic, restarted my xbox, but am still never raising above 1 mbps. Is there something else i need to do? Any help would be appreciated.
